RESOLUTION OF THE PLANN9NG COMMISSION OF THE
CITY OF ARROYO GRANDE APPROVON� A REVISE�
TENTATlVE MAP OF TRACT NO,. 364 GRE�NWQO� ACRES
The Planning Commissi.on of the C.ety of Arroyo Grande.having duly'reviewed
revise.d Tentative Map for �ract No 364 Greenwood Acres, as
presented by Mr, Addison B. Wood and the City of Arroyo Grande Subdivision
Review Board, does hereby resolve and accept said revised Tentative Map subject
to the following conditions and requirements, to wit:
1. Public Utility Easement of 10' be provided on the rear of Lots
41, 42, 43 44, and on the entire perimeter to be combined with
15' horse trai.l easement; and further that a 10' Public Ufility
Easement be provided between Lots 20, 26, 27; 1, 28, 29 and 30,
33, 34, 35, 36, 2 and 3; and Lots 4, 5, 37, 38, 39; and 6, 40
and 41; and further that a 10' Public Utility Easement be pro-
vided along the.northeasterly'line of Block 12 adjacent to
� access�to Parcel A, and 10' Public Utility Easement be provided
between Parcel A, and Lot 2, and combined Public Utility Easeme�t
and horse-trail on interior lots, all as shown on the map.
2. That deeds or easements be secured to flood control areas for
flood contr�l and green belt purposes adjacent to the creek
bed, the delineation t� be mutualiy agreed :upon after sub-
mission of final engineering and grading plans.
3, All.lot drainage and grading to conform to the Arroyo Grande
grading and excavation ordinance.
4. Lot 43 is to be reserved for future private road and P.U.E.
purposes.
5. Lots 26, 29 and 30 to remain.undeveloped until Branch Road
is improved to City specifications.
6. Access to Lots 27, 28, 31, 32 and.33 to be .denied access to
Branch Road.
7. That a 10' walkway, surfaced and fenced be provided between
Lots 31 and 32 and also to be .indicated as a P.U.E, between
Greenwoad Driv� and.6'ranch Road.
8. That a 6 inch water line be looped between Greenwood°Drive
and Branch Road thru easement mentioned above, and extended
easterly to connect to 10" l.ine at Rancho Circle.. Wate.r
l.ine in Branch Road may be bonded for five years.
9. That a 10 inch water l.ine be extended from Flora Road southerly
on Rancho Gircle to Branch Road and a 6 inch line to be ex-
tended northerly and easterly and southerly around Rancho
C.ircle connected to the 10' water l.ine extension, Said water
line from Flora Road zul-de-sac to Rancho Circle protected by

10. Six fire.hydrants be installed to the requirements of the Fire
Department.
11,. A uti.l.ities to be placed underground, except for electrical
distribution which will be streamlined, and 6 sfireet lights to
be provided to the satisfaction of the Public Works Department.
12:.. Greenwood Drive. 40' curb to curb width,.curb, gutter and
sidewalk with 50' minimum�radius cul-de-sac,
13. Flora Road,.as shown, with 50' minimum radius..

14, Flora Road temporary section two 12 foot driving lanes with
paralleling dikes. Development cost of Flora Road temporary
section to Flora Road permanent section to be covered by a
bond, or equivalent, in the event Rancho Circle is not con-
nected to Branch Road within a reasonable �eriod of time,
not to exceed five years, and subject to appeal by the develop-
er.
15. Rancho Circle, variance granted to an asphalt section of
8' - 12' - 12' and 8' with asphalt driveway aprons permitted.
16. Branch Road. A problem exists in this area where existing
grade must be changed before improvements, as proposed, can
be installed. Intersection of ftancho Circle and Branch Road
can be accomplished without major grade changes. Development
of street section adjacent to Subdivision to be covered by a
bond, or equivalent, to cover the cost of curb, gutter, side-
walk and one half of street improvement cost, or subject to an
agreement with the City for concurrent improvement of the re-
mainder of the street section so as to not create a hazardous
condition.
17. Installation of sewers and laterals are required by Ordinance,
however, the staff would recommend waiver of this requirement
subject to approval of the Health Department.
18. Increase lot frontage on Lots 32 through 35 to 40 foot minimum. •
19. The Subdivider has been informed that a zone change will be
necessary on Lots 26 through 44 and a petition should be filed
with the final map.
20. Street trees required to the Gity requirements unless otherwise
provided for by convenents.
