RESOLUTION NO. 67-67 U
RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF ARROYO GRANDE GRAN°TING A USE PERMIT, CASE N0. 67-109.
The Planning Commission finds that the Use Permit applied for by
Frank See, Jr. for Oak Sanitarium at 222 So. Elm Street in a R-1 Zone
meets the requirements of the Arroyo Grande Municipal Code to allow for
expanding the present sanitarium operation, 62 additionnl beds, on the
following described property: In Tract No. 10 - Lot 47 and a Portion
of Lot 46, and grants said Use Permit subject to the following conditions:
1. Provide rear access from Aspen St. by gntes to meet Fire Depar.t-
ment requirements.

Installation of incinerators to F°ire Departments approval and
indicate location on final plans.
No excessive accumulation of combustible materials on prem�ses.
Six (6') foot planting easement on Elm St. frontage parallel
to front property line.
5. Deposit of $20.00 for two (2) street trees on Aspen Street.
6. Deed to City for Elm St. plan line area.
7. Curb, gutter and 5' integr;al sidewalk on Elm St. frontage tc
City standards and grades. •
8. Curb and gutter.on Aspen Street frontage to City stdndards and
grades.
9. That 28 off-street parking spaces be provided.
10. Architectural Approvnl be required prior to issuance of build-
ing permit.
11. All utilities services be underground.
F"OR THE FOLLOWING REASON:
That it would not be detrimentnl to the area and would be an exten-
sion of an existing non-conforming use.
