A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF ARROYO GRANDE AMMENDING
CONDITION OF APPROVAL NUMBER 106 OF TENTATIVE
PARCEL MAP 05-006 AND PLANNED UNIT
DEVELOPMENT 05-004; LOCATED AT 263 SPRUCE
STREET; APPLIED FOR BY OHM OF THE CENTRAL
COAST, LLC.
WHEREAS, on January 17, 2006 the Planning Commission of the City of Arroyo Grande
approved Tentative Parcel Map 05-006 and Planned Unit Development 05-004 to
subdivide 0.47 acres into four (4) lots and to construct four detached residential units; and
WHEREAS, the Planning Commission of the City of Arroyo Grande as a condition of
approval included condition number 106 which states "The three healthiest Cypress
trees at the front of the property shall be retained and the sidewalk shall be routed
accordingly and in a manner that allows a clear line of sight for exiting traffic. Before
improvements to the curb, gutter, sidewalk, utilities or fire hydrant is started, an ISA
Certified arborist shall inspect each tree and determine the health impacts of utility
improvements. If it is determined by the arborist that the trees will need to be removed
due to impending death due to the utility improvements, no utility work or removal or
trimming of the trees shall occur until a written report from the arborist is reviewed by
the Planning Commission."; and
WHEREAS, on April 4, 2006 the Planning Commission of Arroyo Grande, as required
by condition of approval 106, reviewed an arborist report related to the current and
future health of the trees. �,,,
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Arroyo Grande hereby amends condition of approval number 106 of Tentative Parcel
Map 05-006 and Planned Unit Development 05-004 to read:
The applicant shall plant two 24-inch Brisbane Box trees in a parkway as
mitigation for the removal of the Cypress trees.
On motion by Chair Fellows, seconded by Commissioner Parker, and by the following roll
call vote, to wit:
AYES: Chair Fellows, Commissioners Parker, Ray and Tait
NOES: None
ABSENT: Commissioner Brown
the foregoing Resolution was adopted this 4 day of April, 2006.
