Neither the increased maximum occupancy nor the limited hours of operation would impair the integrity and character of the district in which the use has been established, as these revisions to the use permit would decrease the intrusiveness of the meeting facility on nearby residential uses. 3. Because it is located in a mixed-use zone and surrounded by both commercial and residential uses, the site continues to be suitable for the type and intensity of the proposed use. RESOLUTION NO. 05-1980 DECEMBER 6 2005 PAGE 2 4. There are adequate provisions for water, sanitation, and public utilities and services to ensure public health and safety since this use is located within the City limits and is served by pre-existing utilities. 5. The proposed revisions to the existing use will not be detrimental to the public health, safety or welfare or materially injurious to properties and improvements in the vicinity, as it will reduce the impact of the meeting facility on neighboring properties.
