A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ARROYO GRANDE APPROVING PLANNED SIGN
PROGRAM 04-001, APPLIED FOR BY ROBERT
ANDERSON, LOCATED AT 200, 230, 260 AND 290
STATION WAY
WHEREAS, the Planning Commission of the City of Arroyo Grande has considered
Planned Sign Program 04-001 to approve the Planned Sign Program, filed by Robert
Anderson; and
WHEREAS, the Planning Commission of the City of Arroyo Grande has held a public
hearing on Planned Sign Program 04-001 in accordance with the City Code; and
WHEREAS, the Planning Commission has found that this project is consistent with
the City's General Plan and Development Code; and
WHEREAS, the Planning Commission has reviewed this project under the provisions
of the California Environmental Quality Act (CEQA) and has determined that the
project is categorically exempt under Section 1531 1(a) of the CEQA guidelines; and
WHEREAS, the Planning Commission finds, after due study, deliberation and public
hearing, that the following circumstances exist:
1. The proposed signage has been reviewed by the Architectural Review
Committee and was found to be consistent with section 16.60 of the
Development Code.
2. The number, size and material of the proposed signage conforms to
applicable development standards. There is nothing in the design or
construction of the signs that will be detrimental to the public health,
safety or welfare.
3. The location of the signage is compatible with the surrounding
neighborhood. There is nothing in the design or construction of any sign
.� that would pose a safety risk.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Arroyo Grande hereby approves Planned Sign Program 04-001, with the above
findings and subject to� the conditions as set forth in Exhibit "A", attached hereto and
incorporated herein by this reference.
On motion by Commissioner Tait seconded by Commissioner Fellows, and by the
following roll call vote, to wit:

200, 230, 260 AND 290 STATION WAY
VILLAGE CREEK PROMENADE
GENERAL CONDITIONS
COMMUNITY DEVELOPMENT DEPARTMENT
This approval authorizes a Planned Sign Program for the Village Creek Promenade
(200, 230, 260 and 290 Station Way).
1. The applicant shall ascertain and comply with all Federal, State, � County and
City requirements as are applicable to this project.
2. The applicant shall comply with all conditions of approval for Planned Sign
Program Case 04-001
3. Development shall occur in substantial conformance with the plans presented
to the Planning Commission at the meeting of July 19, 2005 and marked
Exhibit "B".
4. The applicant shall agree to defend at his/her sole expense any action brought
against the City, its present or former agents, officers, or employees because
of the issuance of said approval, or in anyway relating to the implementation
thereof, or in the alternative, to relinquish such approval. The applicant shall
reimburse the City, its agents, officers, or employees, for any court costs and
attorney's fee's which the City, its agents, officers or employees may be
required by a court to pay as a result of such action. The City may, at its sole
discretion, participate at its own expense in the defense of any such action but
such participation shall not relieve applicant of his/her obligations under this
condition.
5. The signs associated with the now vacant Monument Skate Shop shall be
removed immediately.
BUILDING AND FIRE DEPARTMENT CONDITIONS
6. The project shall comply with the most recent editions of the California State
' Fire and Building Codes and the Uniform Building and Fire Codes as adopted
by the City of Arroyo Grande.

7. Building and / or electrical permits shall be required for all signs prior to their
installation. Certain types of signs may be exempt from building permits. To
determine which type are exempt, provide the Building Division with location
and type of sign and a determination will be made. This must be done prior to
the installation of the sign. If a building permit is required the applicant shall
pay permit fees in effect at the time of building permit issuance.
8. All electrical work done on site shall require an electrical permit prior to
commencing the work.
PUBLIC WORKS DEPARTMENT CONDITIONS
9. The applicant shall apply for an encroachment permit for the existing
monument sign at the corner of Station Way and Fair Oaks.
10. Sign construction shall adhere to Sections 10.12.010 and 10.12.020 of the
City of Arroyo Grande Municipal Code.
