A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ARROYO GRANDE APPROVING AMENDED
PLANNED UNIT DEVELOPMENT 04-001, LOCATED AT
185 AND 187 BRISCO ROAD, APPLIED FOR BY RICK
WHEELER
WHERAS, the Planning Commission approved Planned Unit Development 03-003 on
June 3, 2003, which included two building plans, " A" and " B"; and
WHEREAS, the applicant has filed Amended Planned Unit Development 04-001 to
add Building Plan " C" to Planned Unit Development 03-003 for Lots 1 1 and 12; and
WHEREAS, the Planning Commission of the City of Arroyo Grande has considered
Amended Planned Unit Development 04-001 at a public hearing on January 18, 2005
in accordance with the Municipal Code of the City of Arroyo Grande; and
WHEREAS, the Planning Commission found that this project is consistent with the
City' s General Plan, Development Code and the environmental documents associated
therewith, and has determined that the project is categorically exempt per Section
15303 of the California Environmental Quality Act (CEQA) Guidelines; and
WHEREAS, the Planning Commission finds, after due study, deliberation and public
hearing, that this amendment does not constitute a substantial change to the
approved plans for Planned Unit Development 03-003.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Arroyo Grande hereby amends Planned Unit Development 03-003, as shown in
Exhibit " B" with the above findings and subject to the conditions as set forth in
Exhibit "A", attached hereto and incorporated herein by this reference.
On motion by Commissioner Fellows, seconded by Commissioner Keen, and by the
following roll call vote, to wit:
AYES: Commissioners Fellows, Keen, Brown and Parker
NOES: None
ABSENT: Commissioner Tait
the foregoing Resolution was adopted this 18 day of January, 2005.

This approval authorizes the construction of Building Plan " C", as shown in Exhibit
" B", on Lots 1 1 and 12 in Planned Unit Development 03-003.

GENERAL CONDITIONS:
1. The applicant shall ascertain and comply with all Federal, State, County and
City requirements as are applicable to this project.
2. The applicant shall comply with all conditions of approval for Amended
Planned Unit Development 04-001.
3. The applicant shall comply with all conditions of approval for Tentative Tract
Map 03-001 and Planned Unit Development 03-003.
4. Development of Lots 11 and 12 in Planned Unit Development 03-003 shall
occu� in substantial conformance with the plans presented to the Planning
Commission at their meeting of January 18, 2005 and marked Exhibit "B".
ARCHITECTURAL REVIEW COMMITTEE:
5. The applicant shall include a tree located at the northeast corner of Lot 1 1 on
the final landscape plan.
