A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
ARROYO GRANDE APPROVING TIME EXTENSION 04-007 FOR
CONDITIONAL USE PERMIT 99-013 AND VARIANCE 01-001, LOCATED AT
THE CORNER OF CAMINO MERCADO AND WEST BRANCH STREET
WHEREAS, the Planning Commission of the City of Arroyo Grande has considered a request
for a one-year Time Extension for Conditional Use Permit 99-013 and Variance 01-001 for
construction of a new office complex; applied for by Rancho Arroyo Professional Center, LLC;
and
WHEREAS, the City Council approved Conditional Use Permit 99-013 and Variance 01-001
on August 15, 2001; and
WHEREAS, the Planning Commission has found that this project is consistent with the City's
General Plan and Municipal Code; and
WHEREAS, the Planning Commission finds, after due study, and deliberation, that there have
been no significant changes in the General Plan, Municipal Code or character of the area
within which the project is located that would cause the approved project to be injurious to the
public health, safety, or welfare; and
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Arroyo
Grande hereby recommends that the City Council approve a one-year time extension for
Conditional Use Permit 99-013 and Variance 01-001, filed by Rancho Arroyo Professional
Center, LLC, with the above findings and subject to the conditions as set forth in Exhibit "A".
On motion of Commissioner Keen, seconded by Commissioner Arnold, and by the following
roll call vote, to wit:
AYES: Commissioners Keen, Arnold, Brown, Fowler and Chair Guthrie
NOES: None

This approval authorizes a one-year time extension for Conditional Use Permit 99-013
and Variance 01-001, which were originally approved by the City Council on August 15,
2001, for construction of a new office complex.
1. The applicant shall ascertain and comply with all Federal, State, County and City
requirements as are applicable to this project.
2. The applicant shall comply with all conditions of approval for Conditional Use
Permit 99-013 and Variance 01-001.

3. Conditional Use Permit 99-013 and Variance 01-001 shall automatically expire on
August 15, 2005. The applicant may apply for one (1) additional one-year time
extension, pursuant to Development Code Section 16.12.140.
4. For all building permits issued in the subject development, the applicant shall pay
those development impact fees that are in effect at the time the permits are issued.
