Planning Manager Perez presented the staff report providing a description of the approved
project, the requested modification, and the applicable Design Guidelines. He also answered
questions to clarify the scope of the proposed modifications.
Mark Vasquez, project representative, explained the reason why the modification is requested
and described how the foundation plantings will obscure most of the area where the brick
veneer will be eliminated. He also answered questions about the brick veneer material and the
proposed landscaping.
The Committee determined that the modifications substantially conform to the original approval,
despite the preference for the original application of the brick veneer. The Committee found that
the articulation of the wall planes combined with the presence of the foundation landscaping will
lessen the impact of the elimination of the brick veneer.
