PC R 00-1741RESOLUTION NO. 00-1741 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARROYO GRANDE APPROVING A ONE-YEAR TIME EXTENSION FOR VESTING TENTATIVE TRACT MAP 2207, LOCATED SOUTH OF ORCHARD AVENUE APPLIED FOR BY JH LAND PARTNERSHIP, L.P. WHEREAS, the Planning Commission of the City of Arroyo Grande has considered a request for a one-year time extension for Tentative Tract Map 2207 filed by JH Land Partnership, L.P. for a 38 lot single family residential subdivision located south of Orchard Avenue; and WHEREAS, the City Council denied an appeal of the Planning Commission's approval of Tentative Tract Map 2207 on April 22, 1997, thereby approving the project; and WHEREAS, the Planning Commission approved a first time extension for Tentative Tract Map 2207 on April 6, 1999; and WHEREAS, the Planning Commission considered this application on June 6, 2000 in accordance with City Codes; and WHEREAS, the Planning Commission has found that this project is consistent with the City's General Plan; and WHEREAS, the Planning Commission finds that the approval or conditional approval of a Vesting Tentative Map shall confer a vested right to proceed with development in substantial compliance with the ordinance, policies, and standards described in Government Code Section 66474.2; and WHEREAS, the Planning Commission finds, after due study, deliberation and public hearing, that there have been no significant changes in the General Plan, Municipal Code or character of the area within which the project is located that would cause the approved project to be injurious to the public health, safety, or welfare. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Arroyo Grande hereby approves a second, one-year time extension for Vesting Tentative Tract Map 2207 filed by JH Land Partnership, L.P., with the above findings and subject to the conditions as set forth in Resolution No. 3218, attached hereto and incorporated herein as Exhibit "A" by this reference. The expiration of approval for Tentative Tract Map 2207 shall now be Ap�il 22, 2001.
