A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ARROYO GRANDE RECOMMENDING THAT THE
CITY COUNCIL APPROVE PLANNED SIGN PROGRAM
CASE NO. 00-001, APPLIED FOR BY TRADER JOE'S,
LOCATED AT 955 RANCHO PARKWAY
WHEREAS, the Planning Commission of the City of Arroyo Grande has considered an
application by Trader Joe's for Planned Sign Program Case No. 00-001, with
Architectural Review, located at 955 Rancho Parkway in the Rancho Grande Planned
Development (PD 1.2); and
WHEREAS, the applicant is proposing to a the approved Planned Sign Program
for the Five Cities Center (Case No. 99 allow three (3) 100.5 square foot
wall signs on building "K" and to add t e to the monument sign located at the
entrance to phase II; and
WHEREAS, the Planning Commi o found that this Planned Sign Program and
architectural review is cons' ith the General Plan and Environmental
Documents associated there
WHEREAS, the Planning Commission has reviewed this project in compliance with
the California Environmental Quality Act (CEQA) and has determined that the project
is categorically exempt per CEQA Guidelines Section 1531 1(a); and
WHEREAS, the Planning Commission finds, after due study, deliberation and public
hearing, the following circumstances exist:
1. The proposed signs are consistent with the goals, objectives, policies
and programs of the Arroyo Grande General Plan.
2. The proposed signs conform to applicable development standards and
provisions of the Development Code, and will not be detrimental to the
public health, safety or welfare.
3. The physical location or placement of the signs are compatible with the
surrounding neighborhood and do not pose a safety risk.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Arroyo Grande hereby recommends that the City Council approve Planned Sign
Program Case No. 00-001, with the above findings and subject to the conditions as
set forth in Exhibit "A", attached hereto and incorporated herein by this reference.

CONDITIONS OF APPROVAL
PLANNED SIGN PROGRAM CASE NO. 00-001

GENERAL CONDITIONS
COMMUNITY DEVELOPMENT DEPARTMENT
This approval authorizes the placement of three (3) "Trader Joe's" wall signs on
building "K" of the Five Cities Center. Each sign shall not exceed 100.5 square
feet in size, and shall be placed on the north, west and south elevations as
illustrated in Exhibits "B1 — B5". This approval also authorizes the placement of
the "Trader Joe's" lettering on the existing m nt sign as illustrated in Exhibit
"B6". This approval applies only to buildin e Five Cities Center.
1. The applicant shall ascertain an with all Federal, State, County and
City requirements as are applic is project.
2. The applicant shall comp II conditions of approval for Planned Sign
Program Case No. 00-001.
3. This application shall automatically expire on March 28, 2002 unless a building
permit is issued. Thirty (30) days prior to the expiration of the approval, the
applicant may apply for an extension of one (1) year from the original date of
expiration.
4. Development shall occur in substantial conformance with the plans presented
to the City Council at the meeting of March 28, 2000 and marked Exhibits
"B1 — B6".
5. The applicant shall agree to defend at his/her sole expense any action brought
against the City, its present or former agents, officers, or employees because
of the issuance of said approval, or in anyway relating to the implementation
thereof, or in the alternative, to relinquish such approval. The applicant shall
reimburse the City, its agents, officers, or employees, for any court costs and
attorney's fee's which the City, its agents, officers or employees may be
required by a court to pay as a result of such action. The City may, at its sole
discretion, participate at its own expense in the defense of any such action but
such participation shall not relieve applicant of his/her obligations under this
condition.

DEVELOPMENT CODE
6. Development shall conform to the PD 1.2 zoning requirements and the Sign
Ordinance except as otherwise approved.
ARCHITECTURAL REVIEW COMMITTEE
7. The UL listing label shall be located on the top of the sign so that it is not
visible from below.
BUILDING AND FIRE DEPARTMENT CONDITION
8. The project shall comply with the most recent editions of the California State
Fire and Building Codes and the Uni rm Buildir;g and Fire Codes as adopted by
the City of Arroyo Grande.
