AN ORDINANCE OF THE CITY OF ARROYO GRANDE AMENDING
PORTIONS OF THE ZONI NG MAP OF THE C I TV OF ARROYO
GRANDE REFERRED TO IN SECTION .)02 OF TITEE 9.
CHAPTER 4 OF THE MUNICIPAL CODE SO AS TO REZONE
CERTAIN PROPERTIES IN THE CITY OF ARROYO GRANDE.
THE CITY COUNCIL OF THE CITY OF ARROYO GRANDE DOES ORDAIN AS FOLLOWS:
SECTION I. That ce niJ i nOrd i nance known as the "ZON I NG ORD I NANCE OF THE
CITY OF ARROYO GRANDE" is herewith amended as fol lows:
The "ZON I NG MAP OF THE CITY OF ARROYO GRANDE" referred to in Sec t ion .302
of Title 9, Chapter 4 of the Municipal Code is amended so that the zones and
I boundaries of certain districts shown therein and thcreon are changed so as to
be the zones and boundaries as shown and designated on the Map attached hereto,
and by this referencc incorporated herein, which Map is entitled "SECTIONS OF
THE ZONING MAP OF THE CITY OF ARROYO GRANDE, AMENDED BY ORDINANCE NO. 193 C.S.
OF THE CITY OF ARROYO GRANDE" and said Map and all notations and references
shown thereon shall be'as much a part of this Ordinance as if the matters shown

Map were fully described herein, and the Districts and zones and boundaries of
the properties shown therein from and after the effective date of the adoption
of this Ordinance. The properties intended to be rezoned and the changes In the
zoning accomplished hereby are in the City of Arroyo Grande, County of San Luis
Obispo, State of California, and described as follows:
I. Strother Park property located on Huansa Road at the easterly edge of the
City, being San Luis Obispo County Assessor's Parcel No. 7-761-12, to be
zoned from R-G, Garden Apartment Residential TO "0" OPEN SPACE DISTRICT.
2. The property fronting on Huasna Road which encompasses a portion of the
Waller Seed Farm and adjacent parcels, being San Luis Obispo County
Assessor's Parcel Nos.: 7-531-02, 7-531-03, and 7-531-05, to be zoned from
R-A-B-l, Residential Agricultural TO "A" AGRICULTURAL DISTRICT.
3. An area fronting on Branch Mill Road and Coach Road, being San Luis Obispo
County Assessor's Parcel Nos.: 7-741-24, 7-741-23. 7-741-21, 7-741-06,
7-741-07, 7-741-08, 7-741-09, 7-741-17, and 7-741-20, to be zoned from
R-A-B-3, Residential Agricultural TO "A" AGRICULTURAL DISTRICT.
4. An area bounded by Nelson and Ide Streets and one (1) parcel west of
Whiteley and the end of the Nelson Street cul-de-sac, being San Luis Obispo
County Assessor's Parcel Nos.: 7-545-08,7-545-09, 7-545-10, 7-545-11,
7-547-03, 7-547-08, 7-547-10, 7-547-12, 7-547-19, 7-547-20, 7-547-21 and
7-547-22, to be zoned from R-3, Multiple Fami Iy TO "R-l" SINGLE FAMILY
RESIDENTIAL DISTRICT.
5. That area along both sides of Mason Street bounded on the north by the
Arroyo Grande Creek and on the south by Nelson Street, being San Luis Obispo
County Assessor's Parcel Nos.: 7-492-09, 7-492-10, 7-492-12, 7-492-14,
7-492-15, 7-492-06, 7-492-07, 7-492-08, to be zoned from P-C, Professional
! Commercial TO "C-B-D" CENTRAL BUSINESS DISTRICT.
l 6. The area between Le Point Street, East Branch Street and Crown Terrace.
generally encompassing the Loomis properties, being SLO Co. Assessor's
Parcel Nos: 7-203-09, 7-203-11, 7~203-12, 7-203-13, 7-203-14, 7-202-13,
7-202-17, 7-202-19, 7-202-14, 7-202-18, 7-204-01, 7-204-03, 7-501-06, and
7-501-07, to be zoned from R-G, Garden Apartment Residential and P-C,
Professional Commercial TO "P-M" PLANNED INDUSTRIAL DISTRICT.
7. The three properties at the southeast corner of Le Point and Mason Streets,
being San Luis Obispo County Assessor's Parcel Nos.: 7-202-01, 7-202-02,
7-202-03, 7-202-04, to be zoned from P-C, Professional Commercial TO "C-B-D"
CENTRAL BUSINESS DISTRICT.
8. An area bounded by Nevada Street and an extension of Le Point Street, being
San Luis Obispo County Assessor's Parcel No. 7-191-25, to be zoned from R-l,
Single Fami Iy Residential TO "C-B-D" CENTRAL BUSINESS DISTRICT.

II. Portions of three properties which front on Grand Avenue, behind the Grand
Avenue Motel, being San Luis Obispo County Assessor's Parcel Nos.:
6-311-63, 6-311-47, and a portion of 6-166-04, to be zoned from R-A-B-3
Residential Agricultural TO "H-S" HIGHWAY SERVICE DISTRICT.
12. A small area on the south side of Dodson Way between South Alpine Street
and South Halcyon Road, being San Luis Obispo County Assessor's Parcel
Nos.: 6-544-11, 6-544-12, 6-544-13, and 6-544-19, to be zoned from R-2,
Duplex Residential TO "R-3" HULTlPLE FAMILY DISTRICT.
13. A single piece of property fronting on Fair Oaks Avenue between Halcyon
Road and Alder Street, being San Luis Obispo County Assessor's Parcel
No. 77-204-14, to be zoned from R-G, Garden Apartment Residential
TO "P-C" PROFESSIONAL COMMERCIAL DISTRICT.
14. An area along both Grand Avenue and North Halcyon Road encompassing the
Grand Avenue Trailer Park and the Telephone Company facilities and some
vacant land, being San Luis Obispo County Assessor's Parcel Nos.: 77-111-22,
77-111-27, 77-111-28, and 77-111-29, to be zoned from P-M, Planned Industrial
TO "H-S" HIGHWAY SERVICE DISTRICT.
15. The Arroyo Grande District Cemetery, being San Luis Obispo County Assessor's
Parcel No. 77-111-46, to be zoned from R-A-B-3, Residential Agricultural and
P-M, Planned Industrial TO "0" OPEN SPACE DISTRICT.
16. A single piece of property fronting on Farroll Avenue and adjacent to the
Grandmothers' Mobile Home Park and commonly known as the Fuller/Davino
property, being San Luis Obispo County Assessor's Parcel No. 77-251-01,
to be zoned from R-I, Single Fami Iy Residential TO "R-2", DUPLEX RESIDENTIAL. .
17. The Encinas Bonitas/Elm Street Park property, being San Luis Obispo County
,Assessor's Parcel No. 77-121-04, to be zoned from R-A-B-3, Residential
Agricultural TO "0" OPEN SPACE DISTRICT.
18. The strawberry fields north of Ash Street and abutting the westerly City
Limits line and also the City's Corporation Yard, being San Luis Obispo
County Assessor's Parcel Nos.: 77-121-01, 77-121-02, 77-121-03, and a
portion of 77-121-04, to be zoned from R-A-B-3, Residential Agricultural
TO "P-M" PLANNED INDUSTRIAL DISTRICT.
19. The block bounded by Juniper Street, Poplar Street, Elm Street and Grand
Avenue, excluding the southwest quarter of the block, being San Luis
Obispo County Assessor's Parcel Nos.: 77-141-02, 77-141-18, 77-141-19,
77-141-20, 77-141-22, 77-141-23, 77-141-24, to be zoned from CoN,
Neighborhood Commercial TO "H-S" HIGH\4AY SERVICE DISTRICT.
20. The southwest quarter of the block described in Item 19, being San Luis Obispo
County Assessor's Parcel Nos.: 77-141-08, 77-141-09, 77-141-10, 77-141-11,
77-141-12, 77-141-13, 77-141-14, and 77-141-15, to be zoned from C-N,
Neighborhood Commercial TO "R-2" DUPLEX RESIDENTIAL DISTRICT.
21. The area west of Juniper Street and fronting on the southerly side of Grand
Avenue and extending westerly to the City Limits and approximately 44+ feet
deep, being San Luis Obispo County Assessor's Parcel Nos.: 77-131-01,-
