PC R 10-2106 RESOLUTION NO. 10-2106 IA RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARROYO GRANDE APPROVING CERTIFICATE OF COMPLIANCE 10-001; LOCATED AT THE SOUTHWEST CORNER OF EAST GRAND AVENUE AND SOUTH ELM STREET; APPLIED FOR BY NKT COMMERCIAL WHEREAS, the applicant has applied for Certificate of Compliance 10-001 to verify the legality of seven (7) existing lots; and WHEREAS, staff has determined that seven (7) lots were created legally; and WHEREAS, the Planning Commission has found that this project is consistent with the City's General Plan and Development Code; and WHEREAS, the Planning Commission has reviewed this project in compliance with the California Environmental Quality Act (CEQA), the State CEQA Guidelines, and the Arroyo Grande Rules and Procedures for Implementation of CEQA and has determined that the project is categorically exempt per Section 15305 of the Guidelines. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Arroyo Grande.hereby approves Certificate of Compliance 10-001 for seven (7) lots with conditions of approval as set forth in Exhibit "A", attached hereto and incorporated herein by this reference. This approval authorizes the issuance of certificates of compliance for Lots 4 (A), 5, 6, 8, 9, 10 & 11 (B) of Tract 10. ENGINEERING DIVISION I GENERAL CONDITIONS: 1. The applicant shall pay all applicable fees at the time they are due. 2. The applicant shall have a licensed land surveyor in the State of California prepare the Certificates of Compliance. 3. The Certificates of Compliance shall be finalized by recording Certificates of Compliance. 4. A current preliminary title report shall be submitted to the Director of Public Works prior to checking the final documents. 5. The applicant shall furnish a certificate from the tax collector's office indicating that there are no unpaid taxes or special assessments against the property prior to recording the certificates of compliance.
