MII!m'AS, the City Council of the City of Arroyo Grande has held a ptlblic
hearing on J\rnended Parcel Map Case No. 87-444 in accordance with Chapter 3 of the
SUbdivision Ordinance of the City of Arroyo Grande; and

the General Plan and the Envitolllllil!ntal IJocInents associated therewith; and I
~, said Parcel Map was referred lo the Planning Cannissim, 'by
various City Departments and the Slaff Advisory COnrnittee; and
WHmU!:I\S, the Plarming Ccmnl.ssim, after due study, deliberatim and ptlblic
hearing, J1Bde the following findings of fact:
1- 'l'he proposal is clmSistent with the intent of the It-1-D zoning of the
Zoning Ordinance and the RS (Residential Suburban) designatim of the
General Plan.
2. The two subject lots are adequate in shape and size to allow for off-
street parking and access. I
3. 'l'he proposal does not pose any health, safety, welfare or envirannental I
hazards with regards to energency vehicle access, provided cClldition of
approval nunber 1 is inplemented.
4. 'l'he proposed will not have an envirannentaI inpact because water usage.
topography, drainage, plants, animals, noise and other envircnnental
elements will not be altered. Any possible traffic obstructim will be
mitigated by condition of approval nunber 1-
WHEREAS, the City Council has found, after due study, deliberaticn and I

I<<Jf, ~, BE IT RESOLVED that the City Council of the City of Arroyo
Grande hereby adopts a Negative Declaration with mitigation measures, approves
said I\m!nded Parcel Map Case No. 87-444 subject lo the following conditions, and
instructs the City Clerk to file a Notice of Deterndnation.

1. Applicants will provide two additional off-street guest parking spaces per
residence (1320 and 1342 Hillcrest Drive) in additicn to m-site parking I
requirements . I
