RESOLUTION NO. 1808
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ARROYO GRANDE APPROVING USE PERMIT, CASE NO.
84-380 APPLIED FOR BY BONITA LAND COMPANY TO
PERMIT AN OFFICE CONDOMINIUM IN THE "P-D"
DISTRICT, OAK PARK ACRES, (SUBZONED "P-C"
PROFESSIONAL COMMERCIAL DISTRICT) SUBJECT TO
CERTAIN CONDITIONS.
WHEREAS, the City Council of the City of Arroyo Grande has considered an
application for an office condominium, filed by Bonita Land Company, in
accordance with Section 9-4.603(a) of the City Code; and
WHEREAS, the City Council finds that, after due study, deliberation and
public hearing, the following circumstances exist:
I. Ordinance No. 140 C.S. is amended to include office condominiums
as a permitted use on Parcel 3, Oak Park Acres.
2. The project meets the requirements of Ordinance No. 140 C.S. and
applicable provisions of Article 11 of the Zoning Ordinance.
3. The Planning Commission has recommended approval of the Use Permit
with conditions.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Arroyo
Grande hereby approves said Use Permit subject to standard City conditions, and
the following special conditions:
1. Submittal of revised plan to include three (3) additional parking
spaces, prior to issuance of building permit.
2. Submittal of a full grading plan and soil compaction report subject
to review and approval of the Public Works Director, prior to
issuance of a building permit.
3. Provision of a retaining wall and fence between the s'ubject property
and St. Patrick's Cemetery to the South, design subject to approval
of the Planning Director and the Planning Commission.
4. Full improvements on the property frontage of Camino Mercado
to City design standards.
5. Submittal of a sign plan subject to review and approval of the

of final map.
On motion of Council MemberVandeveer, seconded by Council Member Hogan,
and by the following roll call vote, to wit:
AYES: Councilmen Gallagher, Hogan, Vandeveer and Mayor Smith
NOES: Councilman Millis
ABSENT: None
the foregoing Resolution was adopted this 27th day of November 1984.
