RESOLUT I ON NO. 1740 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARROYO GRANDE APPROVING TENTATIVE TRACT NO. 1168 WHEREAS, the Planning Commission of the City of Arroyo Grande has considered the Tentative Map of Tract No. 1168, filed by Westland Engineering, Agents for \4illiam Irvine, in accordance with the City Code; and WHEREAS, said Tentative Map was referred to various public util ity com- panies, city departments, and the Staff Advisory Committee for recommendation; and WHEREAS, the Tentative Map was found to be consistent with the General Plan, City Development Policy, and the Goals and Objectives of the City; and WHEREAS, the Planning Commission denied the application;' and WHEREAS, on an appeal by the applicant this matter was heard by the City Council; and WHEREAS, fol lowing a Publ ic Hearing, the City Council has approved the project based on the recommendations of Staff; NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Arroyo Grande hereby approves said Tentative Map subject to Standard Conditions of the City, and the following special conditions: 1. Prior to building permit and/or tentative map approval, a grading and drainage plan is required for review and approval by the Public Works Department. Drainage fees are required with building permit or final map approva I. Drainage may be discharged to the street if flow is conducted southerly to Grand Avenue by Brisco Road. Any drainage which naturally would be discharged northerly on Brisco Road toward El Camino Real must be retained on site. 2. Separate water and sewer hookups with appropriate easements and public improvements shall be required for all units. Remote reading water meters are required. 3. Street improvements on Brisco Road are required including design, offers to dedicate, street tree easements, concrete curbs, gutters, sidewalks, drive aprons and conform paving, and street lights to Pacific Gas and Electric standards. 4. Uti 1 i ties shal I be underground. 5. Setback from street frontage shall be measured from limits of ded i cat ions. 6. Maximum height of the structures shall be 30 ft. Ga rages mus t be 1/2 story or less as defined by the Building Code. 7. Fire hydrant shall be required on Brisco Road with a flow of 1500 gallons per minute. Location of fire hydrant subject to the approval of the Fire Chief. 8. Appropriate public water system reinforcement shall be required. 9. Landscape plan and decorative fencing shall be required for Planning Director review and approval. 10. That the driveway entrance off of Brisco Road be no less than 15 ft. wide. 11.
